Most of my success building my rental portfolio has come in areas of purchase prices between $70,000 - $100,000 so I would prefer not to have to force myself to spend more money on property just to meet a minimum loan amount if 100k after 25% down payment.

If you're looking at single family homes (SFH), the best way is to look at what has sold in/around the property that you are trying to determine the value of (preferably within last 6 months; location dependent).

Not much discussion about deed-in-lieu, lenders seem to prefer foreclosure over deed-in-lieu no matter what the situation, it's always safer.
