.- Folk law is not real law, and if it's plainly obvious to a judge that you're engaged in shenanigans, she or he very well may just nullify by fiat the supposed benefits of those shenanigans (citing case law with a healthy dose of common sense, statutes be damned, because English common law is awesome). - Talk to a knowledgeable local lawyer.

I really believe in "pride of ownership" and its impact on vacancy/rents and resale value (both having a well-maintained building with a low Section 1 termite report and pleasant, long-term tenants paying healthy market rents - they come with the building).
