So, I'd suggest you get with a mortgage broker, or a RE broker (not agent) or a reputable builder (or all three) then your attorney.

If you're talking about rehabbing and then renting out the property, again, make sure the improvements will be bring in higher rents - enough to justify the expense.Find a reputable contractor who can help you out or go alone.

If you are looking for notes to buy for cashflow all you need to do is go to a reputable note broker that has been in business for a while and they will be happy to help you find a good note to buy!
