I worked with an architect and GC while I worked in advertising everyday to convert this into an award-winning renovation although we ran on a tight budget.

I would also recommend joining the Facebook group "Investor Underground" where wholesalers post tons of off market deals every day.

Most of the apartments are in the $900-1300 range though, so they are very affordable to every day folks.
