My next plan is to attempt a single family flip.  

Balancing school and the long hours it takes to build your own business (the latter half I'm confident you are all familiar with) has been a challenge, so I am taking a break from school over the next semester or two to focus on these endeavors!

These should include leads that you are circling tightly, have researched, have a problem or problems that trigger their motivation and sufficient equity to make a deal possible.If one drops off for any reason, you must endeavor to replace it. 

Seminars are a marketing effort, not so much an educational endeavor as there is never enough time to educate in that format.

It was pretty harsh.Since then, I've really been working on figuring out why and what we want to accomplish with this endeavor.  

Since I don't really have much money I was thinking about using craigslist to get my cash buyers list going so I can have my exit strategy ready ahead of time before I attempt to make my first deal.

I would attempt to work something out with the guy who helped you out of a bind before talking with an attorney.

Some other options are clearly "attempting" to renegotiating the purchase price to reflect the risk, or backing out of the deal.  

Hint: "Real estate agents should never attempt to use NCAR forms to create a lease-purchase or lease-option agreement...."
