It ended up being a great deal as the sellers divorced and needed money and accepted a small portion of the loan as payment in full.

My advice would be to start small and do your research.

@Oliver MartinezAssuming you qualify conventional lenders can do those deals, but the issue is they make practically no money doing small loans sub 100k.
