I have done calculations and from lurking from these forums, I know it is very very difficult to have positive cash flow in the Bay Area. 

Hard to say for sure, but it may be a difficult sell to finish a basement and charge current tenants more, many would rather just pay less.

Unless you have experience with contractors & rehabbing distressed properties and the ability to make cash offers, trying to BRRRR in this market could be difficult due to the competition. 

This is done for one reason to make their/our life more difficult, which is good politics here.

Coming to commercial lending, can I do refinance as normal property or getting approved for commercial lending is difficult?
