It frustrates me that landlords are held to a different standard than the supermarkets, gas stations, and cable companies.I guess the more diplomatic thing to do would be to issue a notice to vacate for a protracted date (90 days was mentioned) with no raise, and then part ways. 

STR is very different from LTR in so many ways and if you are going to self manage, it is not an easy transition. 

We can stream off 3 TV's and browse the internet on the 12mb.So if you can get 100mb or so for significantly less, then I would do that.Now it will be different if you offer a working vacation options, then more would be better.

Although I understand that corporate real estate is so different from residential, I hope that some knowledge and skills are transferable and I can turbo charge and learn fast!

There are many different products out there that should fit your needs.

It's different for every state. 

I deal with development opportunities where I can and synergies between local businesses.Then I have my operations manager who handles most of the day-to-day management of the properties, and they manage some of our contractors and managers.Our model is a little different than large parks because we have regional managers that cover multiple communities vs a single one.The pain point right now is mainly having consistently qualified contractors and filling vacant spaces as quickly as we can.

You have a general idea of what you are looking for but those are 3 vastly different markets with variations in pricing and inventory.
