Sounds like the land may make a desirable location for a subdivision of new homes, if the market in the area permits... just my .02

It's a rural property, not centrally located to amenities, not in a desirable renting location, and 2 bedroom.

My vote would be to rehab whatever needs to be done in order to do 2 things, makes it desirable to tenants who will pay more in rents because a big part of the appraisal process is what the new rents are, and make the property in good enough shape so that it wont give you headaches going forward.   

Also there is also the fact that Hardin county is becoming more desirable and we are seeing a population shift heading north from Jefferson county (see explosive growth of Lumberton, Texas.)

Hi @Andrew Bateman, I disagree with Account Closed, properties in Philadelphia can still cash flow in desirable areas.

Are tax liens here more desirable?

With not enough systems in place to compensate equally for those desiring to believe in themselves and to also succeed within themselves. 

The biggest driver for me to take a leap and do something local, honestly, is the desire to get my hands dirty.

The highest and best use depends on zoning,  location and cost for conversion for the desired use.

But apparently my personal desire to be successful overrides the height of my high horse.
