With not enough systems in place to compensate equally for those desiring to believe in themselves and to also succeed within themselves. 

The biggest driver for me to take a leap and do something local, honestly, is the desire to get my hands dirty.

The highest and best use depends on zoning,  location and cost for conversion for the desired use.

But apparently my personal desire to be successful overrides the height of my high horse.

What would those of you who know this field do if you only had 50K and a desire to work?

These are older buildings (usually more than 20 years), and are located in less desirable areas and are in need of extensive renovation.
