Purchase price: $300,000 Cash invested: $40,000 Sale price: $400,000 After flipping 2 other small single family houses around 200k we decided to go into a bigger deal, got the property for 300k invested 30k into it and we sold it for 400k, it took a lot longer to sell than the smaller deals.

There is a difference between land that has been cleared, land that is cleared and entitled ready to go, versus here is the land and we have done nothing with it and you have to tear down the structure and do everything to get it ready to go.

@Will Kaufmann i was just about to say this would be a better question for an attorney but you are the attorney :)I'm an investor and Realtor for the reference..Not giving any legal advice, but from a stand point of a relator, it would be unethical to go behind your back and pitch the property to other buyer if they are your agent and you are interested in the property.

Another way to go about it would be to put language in your contract with the new buyer that his contract is a backup contract and is subject to the first buyer not performing on the 26th.
