I was able to pull 2400 tax defaults of SFHs in Greensboro five minutes ago, so I know the data is out there. :)

I got tax delinquent property data from my county, did a lot of cleansing and parsing and came up with a potential list of roughly 1200 properties that I want to send yellow letters too.

The public is free to create their own data exchange and there are many RE portals that attempt this (often largely composed of a feed from the MLS).

I calculated the IRR based on the majority of factors discussed above which appears to be ~20% from a 20 year hold perspective & ~22% from a 10 year hold perspective and ~30% from a 5 year hold perspective which is most likely being driven from purchase under market value.

48 hr action taken as promisedthis is my first property I have ever analyzed & I dont even know if I have done it correctly, some input of data was guestimated, but I guess practise makes perfect.I wud appreciate any input to improve, feel free to, please keep it simple for me as I am a beginner & am still having to google what the abbreviations mean on most termonolgy.This took me hours and hours, alot of info I am trying to find for my data entry either took me forever to find or u had to pay for the info :-/So a few questions?
