For the first part of an LLC you will probably have to guarantee loans made to the LLC personally until it gets some history. 

Hi BP,If you have an investment property that you did the BRRR strategy on but want to eventually do a 1031 Exchange, does the capital gains credit based off of the original purchase price or the new loan on the property?

Even with a prior BK on one spouse's credit, with the 10% down payment they already made to me, they should be able to get their own loan.Do any of you Lease-Optionors ever send reminders to your tenant-buyers reminding them of the expiration of their option, so as to light a fire under them to "get a move on"?  

I assume you are referencing out of state taxes because you are in CA which shouldn't be a big deal because CA will be higher than everyone else and you can deduct other states taxes from your CA taxes in the form of a credit.

I only have 2k and my credit is around 638.

@Justin Frye If you're an investor that is looking to grow your portfolio I'd recommend calling the smallest 5-10 banks and/or credit unions in your market.The portfolio lending arena is much more flexible than the conventional space in my experience.

In order to get into this property i will most likely have to co sign with a family member since my credit is around 698 and i only make around 42,000 after taxes.

Clear all other debt and push your credit score as high as you can.
