If nothing else, I have now learned off the 180 cooling off period on expired listing with exclusive right to sell.

One 1/2 of me says "20% is 20% they should just drop it when you get there and be cool" the other 1/2 of me says "well, if I close on a house that's under 80% LTV they still tack on PMI if I don't put down 20% cash so those greedy vultures might fight me the whole way down!!!"

Being from the north the heat down here is really something and those weird inventions "swamp coolers" just do not do the trick, although dual cooling (AC/ swamp cooler) can be good if you have someone regularly maintain it.  

It's a cool system and I really like it.  

If you don't plan on selling even though you put your house on the MLS, it's not cool.  

If it was a cool 4 mil then 200k would be exactly 5%.

Use it as a learning device, teaching you how to manage tenants.
