I just Google "room for rent in _______" and usually several local websites have listings that I can pull comps from ti review as to how they would compare with my rooms.

Real Estate Taxation is nothing new and you can certainly find a local CPA that specializes in Real Estate.Below are some tips to find a Local CPA that specializes in real estate1) Attend a Local REIA / Real Estate meetup and see who other investors are using as a CPA2) Network with other investors from your City/State that you find on bigger pockets and see who they use as a CPA3) Look for CPA's with good google/yelp reviews where 'real estate' is mentioned in the review.You should only look for an out-of-state CPA after you take the above steps.

There are several services that do comprehensive background checks.

I have existing plans that I have been modifying along with a staff draftsman at my builder’s company, but I need a really good architect to review these drawings and make some design comments or redlines before I finalize them.

Currently the plans are under review from the city building and safety department.

You're doing exactly the right thing: reach out to other investors in the area, ask around, read online reviews.

🤣)If you're lucky enough to put 50% down you can actually probably expect a reasonable cash flow, which is honestly a great place to be.I have not done a comprehensive market survey, neighborhood by neighborhood and zip code by zip code, to tell you (or anyone :) where the "best" area to invest is in terms of cash flow, rate of return, etc.However what I can say is that other investors have told me, and I have seen it myself over the years, that some of the "best" returns can be had in the most difficult areas.
