I'm a 21 year old college student studying finance and economics at UMass Amherst and I'm graduating in May.

Our hourly income is so high that I could never even consider working for anyone else (since I dropped out of college and lack the engineering/accounting/medical degree I'd need to make more from a job).When I started the business, I had imagined I could grow to several trucks run by lower paid guys, sit back, and enjoy a passive income.

I like buying rent and holds in high density areas around colleges, hospitals, heavy shopping districts.

I want to make sure I don't do anything stupid or naïve before I make a big decision like this coming out of college.

It's located in a small city that has had its struggles, but the property is located between a college and a hospital, both of which are expanding and growing.

For instance an apartment community that's typical renter is a young professional with a college degree in a relatively high paying job ($60k+) would be a class A with top of the amenities.  

Being there for two winter months experiencing two rounds of sub-zero degree was quite an experience.
