The contractor might not care so much whether you are happy with him, but he will care whether the big box store that gave him your job is happy with him. 

Be very careful to understand the priority of liens in this sale... and whether you are buying subject to an existing first mortgage, etc.

In my case, I want to keep properties in different parts of the country and have a good property management company to take care each of them (so less headache and more time to focus on increasing your RE Assets).

@Gary Michalske, depending on the estate and long term care planning side of things the 1031 might not be out of the question yet. 

You can be at a closing or on vacation, but they do not care. :) The tendency is to wait until the last moment when it really is an emergency.
