BTW are you a cash buyer ? 

your lender will require it.. any future buyer will require it.. its a cheap cost of doing business before you get all cranked up and waste a ton of time and effort.my SOP to buy property is one.get it in contract.. waste of time doing anything else until that happens.then order title report next day.. in our state we have it back in 48 hours or less.. 

You can look for areas that cash buyers are purchasing in heavily.

This house had 14 offers in the first 24 hours, but our cash offer beat out a slightly higher offer that would have needed financing and the buyer knew the house wouldn't pass FHA. 

My wife is an agent in SE Idaho and usually keeps pretty busy during winter as well. there are less homes for sell but there are still buyers looking.

If I'm in a buyers market I'm going to hold my money to buy but if I'm in a sellers market I would go forth with the rental arbitrage.
