I added some language to my lease requiring it in hopes that next time something like that happens i'll just point to the lease and say sorry buddy pls make a claim on your renter's insurance.

.$200 isnt completely out of line for a repair job if there was more than resetting the toilet which I'd guess there was.I've made it a habit on any new property to hire a plumber to pull the toilets and replace wax rings with these from home depot or new wax rings on the rare occasion what I posted wont work (depends on floor height) -- if the toilets are old enough and I dont want to rebuild the guts I'll just replace them with models from Menards -- I really like Pro Flows from Ferguson supply, however I dont have the buying power my buddy does at his plumbing business so I cant justify spending twice the price there.
