What's the reason for not filing an LLC and registering that name also so your business has a consistent brand image?

I would only charge a tenant if there was actual damages beyond normal wear and tear like crayon/drawings on the walls, holes, big scruffs, etc.Touching up the paint between tenants is normal but if the entire home needed to be re-painted including the ceilings as the OP had said I would consider that more than normal wear and tear, that is if the home had fresh or close to fresh paint when they moved in.

I just stumbled across BP a few weeks ago after trying to google a concept I recently read in Rich Dad (I guess you could say I lucked out).Anyways, brand new to anything real estate, but since reading Kiyosaki a couple of months ago a lightbulb went off and I've read about 8 more RE related books the past few weeks and have listened to the BP podcast all the way back through June.My background is as an independent Life Insurance Broker, but I'm ready to parlay that into something that I'd love to do and learn more about and I'm convinced much of that knowledge will come directly from this fantastic community.

It varies slightly around Atlanta but usually you just need one electrical permit to be pulled to get the county to inspect.BUT....Depending on the condition of the interior electrical, age / brand of the panel "Federal Pacific is pretty much a given you will have to update the panel, ect the county / city may require you to UPDATE those things before passing the inspection, which could run several hundred to several THOUSAND dollars depending on what needs to be done.Is this a cosmetic rehab or do you need to pull a building permit anyways that this could just go along with?

You want your attic to pull fresh air from outside (low part of roof) and vent out along the top (either gable vents, or ridge vents or 'turtle' vents).
