Better to meet them in person and talk about policies.Do not feel bad about the 600+ credit score.   

It’s what franchising industry would have looked like if they’d hadn’t chosen to self regulate and get rid of the “bad actors”. 

I would not personally look to partner with a friend right out of the gate as I have seen that go bad more times than it goes well.

Speaking as an immigrant myself, immigrants do not want any eviction record on their credit as they are trying to establish a life here, but I am not sure how to facilitate an eviction process for an international tenant with limited information on hand.
