But wait there is more: depreciation can help offset other income from other properties not to mention your tenants are paying off your mortgage. 

So, like @Michael Wagner previously mentioned you really have to do a deep dive on the local market of any facility you are looking at purchasing.  

As Anthony mentioned, this sounds like normal wear and tear.

If the deal is big enough you may consider doing a syndication - which is similar to the partnership structure mentioned above except you are raising money from people you may not know as well.

Amongst the many liabilities mentioned (superior liens, unserved parties, etc.) there is also potential environmental liability as well.
