Some say yes right off, some say just adequately insure until you have a growing portfolio.

I like the 20% down option, especially when a property still has an adequate cash flow buffer at that LTV (which it should before I would even consider buying it).

It's the nature of the beast, someone is doing a job and they want to get paid for it.

And this is NOT to discriminate against kids, its to see if the parenting is adequate to protect your asset! 

Given the costly nature of investments or expenses such as this, in theory your DSCR could take a hit. 

but an 800 fico and no experience is not going to get your loans of a commercial nature.. those help with fannie freddy.
