My $.02: screen as thoroughly as you can if your state’s laws treat 30+ day stays the same as 12 month rentals in the courts. 

You receive rent payments from the tenant, not from either of these programs.We consider rent subsidies, whether paid directly to us or to the tenant, as "income" during our tenant screening process when person applies to rent from us.

How are you going to screen the tenant, who's going to do the move in, and move out ?  

We made our screening process more flexible, which did not require the guest to sign a rental agreement before their check-in.At one instance there was a lady interested in one of our properties, which later became a booking.

Than we processed all the application and lady luck was with us, none of them past our screening process.

The last time I put my property up for rent, I used Zillow, and they did screening.
