I am wondering what's the best way to document my payments to them since it's likely that they can't provide any official invoice and I will be paying in cash or check.

This document does require the sellers signature and best to get it notarized.Sure it's easier to just not worrry about the mortgage being paid and securing your equitable interest.

The closing statement should have documented the security deposit transfer from the seller to the buyer.
