Can they typically provide references?

Do you remember the episode where they reference turning your vehicle into a "car university"?

There is simply far too much variability person to person and you may end up with a local PM who is really good at what they do OR one that is really connected OR one that pays people to refer you to them . . . and there's really no good way to tell until you've gone a few rounds with them.Best case scenario:  have two homes in the same market and test them, one under each PM paradigm, and see how you like the operations and returns after 3-4 years.

Cross reference as much as you can. 

Might take 200k all in especially if you're leaving some cash in a contingency fund (recommended). check out airdna and see what occupancy and lease rates look like in your target cities. this should help put into perspective what kind of cash flow to expect then cross reference that data with zillow listings to see what type of purchase prices you should expect.

Hi Bill, sorry I wasn't more specific, I was referring to Jay Hinrichs response about homes that you can currently purchase for ~$300Kish and rent out for $2200.

I am not sure what "everything going on" refers to but my market is white hot.
