So I actually have 5 bank accounts:1) My own personal one, where I don't mix any of my investment property stuff in.2) An account just for properties I hold on my own without partners.3) An account for one property I hold with party A4) An account for two properties I hold with party B5) An account for two properties I hold with party CThat's a lot of bank accounts, but it makes sense from a financial perspective.

A cubic yard of concrete these days is about $100 in many areas (could be a little more or less in your area, and would be more for small jobs where you're just buying bags of mix-it-yourself stuff).So, for a 40'x20' area (about 800 square feet), you're probably looking at 10-16 cubic yards of concrete, or about $1000-1600 in concrete alone ($1-2 per square foot in concrete is a good general rule).

My understanding is that the different partners within an LLC can be any mix of IRAs, non IRA funds, even other LLCs, but the 'ratio' of the shares essentially must ALWAYS stay the same.
