Doubled budget due to delays with plumbing and foundation issues.

In the picture below, the property is outlined in blue and the gas station in red.From an environmental standpoint, is this too close?

Soon the sellers will be out of the picture and you won't have to deal with them.

The replacement cost could easily be double what the actual market value of your property is depending on when it was built. 

And selling for 69K There are pictures and it is in decent shape  Would you reccomend and appraiser  , inspector  to help me make a better choice  and PM company to run it smooth.Any advice appreciated  Nikolay Voronovich
