Hi everyone.

I am looking to buy this house in Baltimore. single family

It is currently rented for 1000 and Tenants paying gas and electric. Owner pays water

Owner is saying to be be tired to take care of it. And selling for 69K

There are pictures and it is in decent shape

Would you reccomend and appraiser  , inspector  to help me make a better choice  and PM company to run it smooth.

Any advice appreciated

I don't have any personal recommendations. Have you read "Long Distance Real Estate Investing" by David Greene? It gives some great advice on how to buy from a distance and I highly recommend you read it. You essentially need to set up a team that can work together and cross-check each other to ensure you're buying smart. If you only use one of them (real estate agent, property manager) then it's easy to be taken advantage of.
