I  have conducted a little research on the topic of Buyers Agent bonus, and am intrigued by the idea here, given the paltry 1% paid to the resort agents. 

FYI appreciation would be a great bonus, but I'm 100 percent in it for the cash flow (and equity i suppose).

Hello,I'm flipping a small 1 bedroom, 1 bathroom house and I can easily wall off some of that space to make it into a room.Would this add much value to the property and can I advertise it as a 1/1 with a bonus room?

Instead offer a benefit for renewals, or "good tenant" bonuses or something of that nature.

if the boards are soft, you should fix it...layering shingles won't fix that....and like j said, that's a bonus when going to sell

Offer a bonus to the selling agent (the buyer's agent) of at least .5% of the list price and a minimum of $5005.
