Any other advice for a DIY project?

I think a big fear with women I know is venturing into real estate while still having debt (student loan, auto, etc).

Well as i talk to my brother-in-law and he starts to tell me the investment it would take to join them on their venture and I talk to the owner of my company and a friend of mine that owns his own business, things are starting to look very shady. 

@Connor Deneen your best bet would be to find a partner and work a joint venture together.

Of course, now that Im the cofounder of a turnkey provider in AL, I'm obviously a little biased lol BUT regardless of whether you're looking to go the turnkey route or a more DIY / BRRRR route, I'd add Birmingham and Huntsville AL to your list!

I am a perfectionist and so getting into this venture, I set a goal these first 12-months of just being a sponge, educating myself and immersing myself in this world as much as possible. 

Minimally I encourage people who DIY their entities to have an attorney review the paperwork and advice them on proper operation requirements.As far as living in the unit - you would just need to be sure to operate the property in the capacity outlined in the agreement.

Although I cannot begin my real estate investment venture right now due to being a full time student and the financial limitations that come along with that, I'm looking to give a hand to anyone in the area in need of help!
