You might consider working directly with a list broker so you can really fine-tune the list to contact owners with property you want to buy and are likely to want to sell.

Hi Lidia - there are more variables that are important to making the right choice - I'm a real estate broker in Florida - but I work with a lender based in California, that is licensed nationwide. 

I am NOT going to buy custom blinds for this house so my two options are 1. install three standard sized blinds in the window to fill the window space OR 2. install a long heavy duty curtain rod and either put up some neutral (cheap) curtains or allow the renter to put up their own curtains. 

This would, however, eliminate customer retention risk, employee risk, and large amount of debt obligation.

I know in some states it is normal to put it in your own brokers account, but in my area it's not.

Or is that too general of a question No, any mortgage broker at any bank should be able to do it - If you ask them "Can I use 75% of the rents to qualify" and they say no, move on
