They also replaced all light fixtures and ceiling fans switches outlets and covers.

A screen door that needs replacing left just sitting on the balcony, a broken light fixture, framed renter instructions that had gotten broken and repaired with duct tape.... just very dumb stuff that I do not want to tolerate when it comes to how guests see my unit.

Find a good set of fixtures and cabinets and use them.

Seriously,you need to find a local contractor or building inspector to show you all of the actual problems that need repairs.If the plumbing and electrical haven't been upgraded in 100 years,change it all out immediately before they fail in the middle of winter.Make sure your HVAC is excellent as well.That roof probably needs tending to as well.Then you need repainting,spray foam insulation,flooring,etc.What fixtures is your competition for renters using in their homes?

I'm the coffee guy - I happen to make an great cup of coffee considering I'm using "party perk" type coffee makers.

So, things like laying floors, painting walls, light fixtures and appliances can be done quickly.  

Updated all the fixtures, bath, refinished floors, landscaping, all new doors, mill work, etc. 

I painted, installed laminate, tiles, fixtures, plumbing etc...I have no pets and don't smoke.

We've bought so much of our FFE (furniture, fixtures and equipment -for those wondering) at auctions where an owner threw in the towel after a year or so.
