Depending on the seller's condition, it may be a win win for both you and the seller.I am certain they are other creative finance options available that I must have missed, It may help some more if you connect with some of the investors in your area(via BP or your local meet up).Best of luck.

I did look at my own comps and listing price seems accurate though vacancy % is certainly hit or miss and much more volatile with STR. 

Ask more questions, vet realtor and service providers such as Inspectors, I identified more issues or items inspector missed/ignored.

The income passes from the subsidiary to the parent LLC.Maybe I'm missing something and look forward to an accountant/CPA to clear this up.

They miss payments it would be time for other actions if other actions are available to you in your area. 

Most of the homeless that are visible in my area appear to be 20-40 year olds with tattoos, odd hair and reasonably physically fit, with most of their teeth and missing other telltale signs of meth (most common) or other addictions.

@Ryan Genson I actually did miss where you initially said you're looking to do STR's.
