Too many landlords are freaked out by allowing a tenant to actually live in a place to the point they try to control every aspect of a tenant's life, do this, can't do that, none of this, you have too much stuff, don't cook this, don't hang pictures use free standing frames on a table......Landlords can get too involved quickly, especially new ones, yes you own the property and tenants have responsibilities to you, but it is a two way street, not one way.

Notice I didn't say "stay in a bad hand"...because that's the fastest way of NOT staying in the game.Holding onto a house with negative cash flow, is like adding to a pot just because you've already put a lot of your chips in this pot, and you don't want to lose them...like you have a chance with a bad hand.

I would look to add value for this higher rent by allowing easier lease breaking, providing monthly cleaner ( also a way to keep eyes on the property) monthly home cooked meal in the home and a driver for one night a month.

You'd be wondering, well then who is going to end up using it, and will they be traipsing through my yard or peeking into my windows, and will my child be safe...or do they grow pot in there...Really, just make it easy on yourself and include it in the rent.
