Top 3 advices for a new landlord!

I have just started with few rental duplexes and fourplexes and learned already from my mistakes to do thorough background check, quick eviction and provide quick service. But I do not want to make all possible mistakes myself, could you please give me your top advices on how to run small rental business up to 29 doors.

It's very difficult to narrow it down to  three pieces but I'll try:

1 - Operate in a Chump-Free manner. Firm but fair always referencing and enforcing the lease.

2 - Leave unit vacant if you can't find someone to meet your minimum qualifications.

3 - Start showing units as soon as you get a 30 day notice of move out. Incentivize departing tenant to clean before showing.
