If you were forced to sell this property a year from now 100% renovated is the most likely buyer another investor?

I would discuss financials on this if you choose to come see the pre-rehab on Dec 1 (I have made a lot of money (close to 7 digits after this rehab is done in ~2 months) but due to not executing a cash out refi (due to the rate increases) my return is below my underwriting).

This is where I got started and bought my first house-hack and now I am a serial BRRRR investor.

If you want to wholesale, disclose explicitly that you may close this yourself or assign it to another. 

This appears to be a misuse of said contingency.

I recommend finding a tax strategist who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.
