I'm thinking of investing in the U.S so can you tell me an affordable city in which I could invest in a low budget for starting?

It sounds like whoever is running the place is not doing a good job budgeting for repairs and maintenance. 

It made 0 sense to me why a person who is good at budgeting, couldn't do the same thing without incurring/moving around debt.  

Right now our marketing budget is a little tight as we work through our first few deals.

The issue is if one is able to move and the other isn't, or worse yet, they both don't know because they didn't expect this and it depends on "if I can get my brother to help and if my brother can find someone to borrow a truck on that day" LOL. 

Maybe if this is owner occupied, but as an investment property that's probably optimistic.What is involved in the renovation budget?

Yes driving for dollars can be done on a budget.

If your monthly payment causes too much stress on the budget then you should buy less house or figure out a way to increase your monthly income, don't ever spend more than you make.

We always included a detailed construction budget with pictures of the worst moldy, crusty spots we can find when submitting offers.
