I would like to think my SFR folks were better tenants, but reality is it's all about interacting with people.  

The bird dog doesn't interact with the property owner, doesn't make offers and doesn't tie up a property with a purchase contract.

Yes, we all know some super rich person, or someone so conservative that you don't even have an interest interacting with them because they have no life at all.

If they do sell, they have little or no tax because of the stepped up basis.Most months my interaction with the tenant involves a reminder text message that the rent is due, watching the bank account around rent time to see when the deposits are made and mailing out a receipt.

An acquaintance of mine had brief interaction with one of these CL scammers.
