As an old mentor of mine used to say go into a deal with "eyes wide open" (the good and the bad). 

You could try that angle first, and if unsuccessful at the sale, then pursue the atty & family quit claim route. 

My mind works in a way that I need to know the entire process and every angle of it before I take action, so thus-far I have been "investing" in knowledge and I likely cannot process since it's coming from people who are highly successful and really in a whole different situation. 

I'm just looking for a lever.Would you consider such a measure, or would you come at it from a different angle. 

Keep the audience as wide as possible. 

I have a 3 year old appraisal at 275k with EIGHT units on it because the seller had a fully functional, rented detached single-wide on the property that went away between then and now (not clear on the circumstances but it rumor is it's divorce related).

I think more research is needed into comps in the area, $30k is a pretty wide range. 

I want to integrate some research/reading about the market into my weekly reading time and also hear what books have provided good foundations to help educate the new investor.While this is meant to be a wide-open question, I look forward to seeing where the conversation may go. 

I think its not a bright idea with a family that's why god made double wides  :)
