@Douglas Middleton Your best bet is probably to call a local bank, ask for a commercial lender, then tell them you're looking for a "business line of credit" or "working capital line of credit."

@Chris Seveneyto your point... a lot of new investors come on BP and don't want to invest in rentals directly (or are pausing) and get told "invest in a syndication" or "start your own HML business"this makes sense if you're established and looking to diversifybut if your life savings is $50,400, you should not put $50K in a syndication.

I then go to Trulia to create the same ad, then Hotpad, etc...Syndication is not worth it because if you look at the syndicated ads, they are only showing very limited information and pictures on the syndicated sites, but if you go to those sites and place a "new" ad, there is more "real estate" for your property on that web site.
