I need some advice.I’m in the metro detroit area and I’m looking to purchase this multi family property that only has one furnace for both units, water and electric is separate.

I also love that if something crazy is going on at my unit (think water running into the street due to a burst pipe - this happened not at my condo but a place I once owned in Chicago) I know that the on site grounds and maintenance manager will text me right away.

He stated "There is no water leaks.

Having a toilet that has less water usage, slow flow showerheads and better insulated attics aren’t going to lower their bills any when GRU just raises their rates another 7%.

Also, the above ground tombs keep our family members from the water table and/or floating away in the case of a flood.

My rental property, which is a condo, recently had a water leak from the pipes under the kitchen sink. 

Mine has floors, roof, appliances, hot water, exterior paint, bath and kitchen remodel, etc. $50 per month won't cover my capex budget.

Case in point, I own a multifam managed by a PM and 2 weeks ago I needed a new hot water heater.  

If this were me, I would first go and talk to actual folks who have lived in this builders properties for X amount of time (hopefully a year plus) and see if they've had issues, specifically water intrusion.

New furnaces and water heaters and a new roof.
