Today 75 years ago  (1-16-1942) - I was born - Got in the real estate because a friend said I didn't have to be real smart to make money in real estate - Well that qualified me - I don't think I could have done as well as I have if were not for my wife - working to support my habit (seminars - buying tapes, books and attending real estate auctions) last Wednesday we celebrated our 47th wedding anniversary.

As far as I know, code everywhere requires egress windows in all habitation rooms, so you'll likely need to cut the foundation to accommodate 28" tall (or whatever your local) code requires.

They take a car service or have a personal driver because finding parking and focusing their brain on driving takes away from their profitability.While that is a bit extreme, time management, and the ability to decide where money should be spent, and where time is BETTER spent is one of those "7" habits of successful people.

i wouldn't recommend counting on solid, cheap labor from friends who are out of ajob either....nobody loves getting a good dealas much as i do, but habit REstorse are hit or miss....they'er awesome, but i wouldn't count on it...same with craigslist, classifeids...it's best to have a solid plan, especially for your first flip....price out appliances, flooring at lowes, home depot, etc.

For deals I do with my own buyers no matter if they are other investors or home buyers or seniors on reverse mortgages I will be honest and say I am not sure what they see – I think the title company I use only provides the sellers statement out of habit because of the volume I did several years ago with a the referrers.
