If you just want a few retirement properties I can see how going virtual can seem unnecessary... but if you really want to make a business of this you will need to learn how to be hands off anyway.I would say be clear about your long term goals, determine the short term goals that can get you there, and choose a market based on those two benchmarks.

I’d like to buy a MFR, hopefully a triplex, and use one of the units rent for the mortgage, 1 of them as profit, and one unit to live in, virtually free, making it possible for me to save even more not having rent.

That said, as much as I would love to simply hire a virtual assistant, "my" best option in your shoes would be to hire someone to go to the courthouse or go there personally.

Also, it's becoming a bit difficult to manage the transactions virtually so an agent will help out.
