I live there for free and make a little extra cash flow every month.I quit my job in August 2019 since I had saved up enough cash to buy a home and then travel for ~6 months as I get my blog business off the ground.I want to purchase another property (personal residence) this summer (when my one year mandatory primary residency is over) using an FHA loan, and turn my first property into an investment property.I have great credit and enough cash to do the deal myself (if I can get the 3.5% down FHA loan) and if I can't my sister and I are going to go half and half on the new property - I live in it for a year, then turn it into a full rental the next year and repeat.My problem is that I don't have a job right now and haven't been making too much money from my blogging business (yet). 

You just need to make sure that you know your market and are confident in your underwriting.

You’ll have to look at quite a few to feel confident to pull the trigger.

Hi BP world, I've been studying buy and holds, and house hacking strategies for over a half a year and I've become very confident in what I'm looking for in my first property.

I have yet to actually move forward on any potential real estate deal because up until recently, I did not feel confident about my knowledge base or financials.

Guifre: I'm confident that I could sell the property and walk away with close to $265k in equity. 

Since we live in Oregon, we travel a lot to events in Dallas and other states. 

This looks like a relationship building opportunity provided you have confidence you will get your rent next week and can afford it. 

In the past 12 years, the travel and leisure sectors of the economy have exploded.
