His first wife had mental problems that eventually had to be addressed by several forcible mental illness commitments. 

I am looking to do my first real estate transaction and am stuck between buying a duplex and living in one side while i rent out the other, or trying to flip houses. the only problem is the financing part, im not sure how ill be able to finance a rehab flip with only 6k.

Also there is a possibility of owner financing but I doubt it just due to the fact that his mother is ill and the money from the sell of the house would go for her care.

Is it just me or does anyone else think it is strange, that not one person has mentioned a contractor to get estimated cost/sq.ft.I have heard Architect, RE Broker several times (which makes me physically ill), mortgage broker, RS Means, A guy from Hawaii (which compares to japan, or Germany, or .....you pick something outrageous).
