Unfortunately, law school was not in the cards following graduation, so I began work in the corporate world until I realized it wasn't for me and made the transition to Real Estate.

You need to have more equity for closing costs, monthly payments, holding costs, transition costs and the unforeseen expenses that will most likely arise during the process.  

There is one big question that remains on my mind as I scour BP for advice and information on wholesaling.Without a history of end-buyers - how does one safely transition from finding a property and securing a contract to finding an end -buyer?

I haven't read it but I'd bet that it's going to be full of helpful information to help you transition from asking vague questions to asking more specific questions that relate to you directly.  

I have seen some areas that were transitioning from middle class to lower middle class, where the home values lost value.    

For what it's worth, I've run a staffing agency and am a business consultant that helps companies find staff and transition to remote working, so I've seen the highs and lows of doing that sort of thing. 

These are in addition to the regular NJ Transit bus service to the PABT.

What can I do to make the transition as smooth as possible?

As I rent I realize I am losing money and want to transition to owning and starting with a duplex or triplex.

I would like to transition from construction to real estate.
