I will not mention any names but the "rehab" done on both houses was what I call "duct tape and bailing wire" quality work. 

If you have the capability to answer calls at any time of the day potentially and do not mind catering to guests, managing cleaners, and contacting contractors, self management is a fine option.

Cell phone photos and FaceTime calls can hide a lot of marginal quality work.  

I have mine but I wont share I spent a lot of money figuring this out :)That sounds like something they are calling a "Novation".

How many lenders have you called

Last evening (while the unit was empty) that alarm started going off and a neighbor called me. 

I've called a few lenders and landed on one that's gotten me pre-approved for a loan so I know what price range I should look in.

I will definitely call them again and get more info. 

A call to the City, two weeks after the sale of the property, the City asked if the house was repaired or demolished.
