Try looking at surrounding cities.

Mine work 10-12 hours a day in a refinery, they just want a room to sleep in surrounded by a bunch of artwork of nude females. 

I wanted to reach out to the Bigger Pockets community to see if there are any property managers running Airbnb management in Grand Rapids or the surrounding communities.  

I think for me living in the Albuqueruqe area, I feel as though if you are going to do a flip people are looking for areas that are rapidly growing, I like the Westside area of Albuquerque, Taylor Ranch, and some of the SW Unser area for houses as I feel as though they would be some level of ease when selling and the home values seem to appreciate a little faster due to surrounding development.

In terms of infrastructure and general home knowledge I think I’m pretty competent, but in the accounting, investments strategy/lender side I am not.

We live exactly one mile from the beach, trader Joe's and a bunch of other stores in the surrounding area, gym, Michael's, new whole foods ECT that we can walk too...

If you're surrounded by people that are going to be negative towards what you are trying to accomplish, it will affect you.Now second, all the other things you asked about, the answers are YES!
