yep its illegal to suddenly add anything for the matter to an existing agreement onesidedly but thats why i said at renewal add it to the new agreement.some folks charge $25 first day late then $10 each day. i do from now on $10 day from day 1 late till day 5 then notice to quit or pay posted on day 6. thats $50 total late fee for 5 days late then i have to go thru the trouble to type up and post a pay or quit which to me realistically takes an hour or more esp if their location far away, think gas, time, mileage, etc.NO late fee for paying 1, 2, 3, 6,7,8 days late says its OK to run progressively a few days to a week or so late to see how much u can get away with.

@Wayne Brooks@Rick HarmonThank you very much - I notified the tenant of my intent to send him a notice of non-renewal by May 1, as well as my intent to advertise the unit with a higher rent...suddenly everything changed.

As exemplified by the recent and likely ongoing surge in evictions across the USA.http://www.boston.com/business/personal-finance/20...Evictions Surge in U.S.Most of these renters were screened and qualified based on all the tools available to PMs and landlords today (credit checks, background checks, eviction checks, etc) so the question remains, why is there an epidemic in Americans qualifying for apartments but not staying within their budgets and obviously spending more on all *other* things than keeping the mere 30% roof over the head?

heh, i'm always worried about this situations as i'm a pet admirer myself and do find them so invaluable to wellness especially for the elderly, the disabled, and a few other niches like seizure predictions, etc. ditto for horticulture/gardening but fortunately houseplants dont normally cause any damages or liabilities like a tenants' lethal dog bites suddenly becoming the liability of the landlord as certain court cases in america have actually found (the landlord to be the statutory owner responsible for the dog's damages). i couldn't decide whether to put a 2M or 250M price tag on a toddler's loss of life, my bad in the story line!

For those running the numbers for him, how about running the numbers on how much it will cost to suddenly evict his "Golden Tenant", list the house, have it sit vacant (with no rent) during the sale, and then commissions to the agents, sellers fees, etc.I bet it's more than the $4800/ yr he's currently losing and probably more than the $24000/5yrs....not to mention that just quick glance at his numbers looks like he doesn't have any true equity yet.

All of a sudden, you have a duty to rent to the black guy otherwise, it could easily be shown that your application process is racist.Now, in the real world, it just happened that the two white tenants were perfectly nice people and the black guy was a walking nightmare, but try proving that if you were ever called on it.Its much easier to deny every single one of them the property on the basis "you got evicted at some point".

You will find that you had no problems with a tenant and all of a sudden they are complaining about mold and roaches and who-knows-what, and you're wondering what in the heck the deal is.
